I guess the broken windows in Delta might be due to meteor impact (doesn't have to be direct hits to shatter some glass). You have numersou sites in the water that have broken and filled, and work areas that have been torn up (the shark tank area for example). All the bases in the caves are literally collapsing.

Pristine? The radio tower base is full of snow. Judging by that, I'd say Alterra left a few weeks ago at most. There's living fish in the fish tank and even a half eaten dinner on the table in delta station.
